UK Highway Leeds Skelton Lake Services : A Masterclass in Sustainable Roadside Design

ree

When UK Leeds Skelton Lake Services opened on the M1 (Junction 45) near Leeds, it redefined expectations of what a motorway service area could deliver. Developed by Extra MSA with an investment of around £64 million, this project has become a benchmark for sustainable design, customer experience, and future-ready mobility.

It is more than a place to refuel—it is a destination that blends architecture, ecology, and infrastructure innovation.

A Living Roof that Works for Nature

One of the most striking features is its iconic undulating green roof, planted with 34 native UK wildflower species. Spanning over 5,200 m², it is designed to echo the surrounding woodland and the nearby Skelton Lake.

The living roof is not just aesthetic—it is functional ESG design:

  • Improves biodiversity by creating pollinator habitats.

  • Provides rainwater absorption, reducing stormwater run-off.

  • Acts as a natural insulator, reducing energy use in heating and cooling.

  • Filters pollutants and reduces motorway noise by up to 40 dB.

This combination of ecological and architectural design won multiple awards, including the UK Roofing Award for Green Roofs and the BALI National Landscape Award.

Nature at the Core of the Visitor Experience

Unlike conventional service areas, Skelton Lake connects visitors directly with its environment. An RSPB Wildlife Visitor Centre with viewing decks allows travellers to observe rare bird species and explore walking trails that link into the surrounding Skelton Lake Country Park.

This integration turns a roadside stop into a community and eco-tourism attraction—encouraging longer stays and repeat visits.

Pioneering EV Charging Infrastructure

Leeds Skelton Lake was among the first UK sites to deploy Ionity 350 kW ultra-fast EV chargers, capable of charging vehicles in minutes rather than hours.

The chargers were designed with halo lighting and ergonomic cable layouts, ensuring usability day and night. The site is also future-proofed for eHGV charging, anticipating the shift in logistics fleets towards electrification.

This shows how EV hubs can be seamlessly integrated into traditional service areas, providing both convenience and confidence to drivers.

Recognition and Customer Satisfaction

The project has earned widespread recognition:

  • Royal Town Planning Institute’s National Award for Excellence in Planning (Natural Environment)

  • Transport Focus User Survey: 98% satisfaction rating, ranking among the UK’s top five motorway services.

Its blend of architecture, ecology, and customer-centric amenities has set a new benchmark for service areas across Europe.

Sustainability in Everyday Operations

Beyond design, sustainability is embedded into daily operations:

  • Maximised natural daylight reduces lighting demand.

  • Intelligent building systems manage heating and energy use efficiently.

  • Materials and construction methods prioritised environmental integration.

This holistic approach demonstrates how roadside developments can align with both business goals and ESG obligations.

Lessons for EVCC™ Pedas RSA

As Malaysia’s first EV Hub PLUS Expressway, with Platinum Rated GreenRE certification goals, EVCC™ Pedas RSA can draw clear lessons from Leeds Skelton Lake:

  1. Design with Nature – Green roofs, natural landscaping, and biodiversity integration strengthen ESG outcomes.

  2. Transform Stops into Destinations – Facilities like visitor centres and nature trails elevate user experience beyond transit.

  3. Lead in EV Infrastructure – Ultra-fast, user-friendly charging should be central to roadside development.

  4. Pursue Recognition – Awards and customer satisfaction provide third-party validation of ESG performance.

  5. Embed ESG in Operations – Sustainability is not a one-time investment but a daily practice.

Conclusion

Leeds Skelton Lake Services has proven that a roadside development can be more than functional - it can be an icon of sustainable design, ecological integration, and mobility innovation.

For EVCC™ Pedas RSA, the path forward is clear: follow this blueprint, adapt it to Malaysia’s context, and deliver a world-class EV hub along the PLUS Expressway that blends ESG excellence with an unforgettable user experience.
